Students live in shared accommodation across the city of Bath, enabling you to immerse yourself in student life outside of Norland training and learn essential life skills.

When you’re offered an undergraduate place at Norland, we’ll ask you if you’d like us to help you find your first-year accommodation. Occasionally, if there is a spare room in one of the first-year apartments, flats or houses, we may offer it out to a Norland student from another year group or a student from another university. 

To make your new accommodation feel more like home we recommend bringing some home comforts to make your room feel cosy and familiar, such as lamps, throws and photographs.

Please note: Occasionally last-minute changes happen which may result in changes to the cost of accommodation. This is unlikely, however, in the event of this, accommodation that is secured by Norland will be no more than £1,041 per month per student, including bills.

The style, number of rooms, facilities, layout, room dimensions, furnishings and amenities vary considerably across properties and may differ from what is shown in example imagery or video.

Student apartments

Student apartments offers a selection of contemporary furnished apartments for students in the heart of the city of Bath. Located close to all the amenities of the city, including the train and bus hub, the flats are a 17-minute walk from Norland’s main teaching campus at Oldfield Park. 

47 bedrooms, all ensuite, are exclusively available for Norland students. The accommodation is organised into apartments, with two or five ensuite bedrooms sharing a living room and kitchen space in each one. 

All apartments come with a flat-screen TV and integrated appliances, including a dishwasher, in the shared living space. The apartments include access to a purpose-built laundry room, bike store, storage facilities and a security entry system. 

Accommodation contracts are between you and Norland. The rental contract is for 51 weeks, from 1 September until mid-August. A deposit of one full month’s rent will be required and rent will then be invoiced monthly in advance. The rent for first-year accommodation is in the table above.

Flats and houses owned by private landlords

First-year students may also live in flats and houses owned by private landlords across the city, sourced by Norland. Student accommodation varies from two-bed to eight-bed properties.

All accommodation sourced by us is within walking distance or a bus ride from Norland. All bedrooms are furnished with a bed, desk, drawers and a wardrobe. 

Accommodation contracts are strictly between you and the letting agent or landlord. Contracts are from September. The duration of contracts is typically 11 months or 51 weeks. The rent for first-year accommodation is in the table above. 

Please also note that first-year landlords will require a UK homeowner guarantor to secure accommodation. For UK students, this will usually be a parent or guardian. If you are an international student or you do not have a UK homeowner guarantor, please contact the admissions team.

Purpose-built student accommodation (PBSA)

This purpose-built student accommodation is conveniently located just a 20 minute-walk from our Oldfield Park campus. Supermarkets, gyms, bus stops and railway stations are just a short walk away, making it a convenient location for students.

This accommodation offers fully furnished rooms designed for comfortable student living. Each room includes a bed, desk and chair, chest of drawers, wardrobe and a private en-suite shower room.

The property is arranged over four floors, with rooms grouped into clusters of seven. Each cluster shares a fully equipped communal kitchen, providing a social space for students to cook and spend time together. A laundry room with washing machines and tumble dryers is located on the ground floor for residents to use.

Please note that this accommodation is not exclusive to Norland students. Residents will include students from other local institutions. This mixed student community offers a good opportunity to meet new people and build friendships both within and beyond the Norland community.

Your relationship with your landlord

We aim to place students who would like accommodation with other first-year Norland students in houses that have been visited and approved against our suitability checklist by a member of staff. This year, there is also the option to live with Norland students alongside other students in the city, as we have secured a number of rooms in purpose-built student accommodation (PBSA) open to all year groups.

We understand that issues can occasionally arise with student housing, so we have a dedicated Student Accommodation and Welfare Officer on hand to support you in resolving any concerns with your landlord. Norland will support you in your communication with the landlord to ensure any works needed are completed swiftly and to the appropriate standard. 

Please note that Norland chooses the accommodation in good faith, but we do not have any control over issues that may arise once you have signed your contract. While we endeavour to ensure the property is clean and in good repair, we’re unable to guarantee that the landlord will fulfil this requirement. We will liaise with the landlord on your behalf if necessary. Student accommodation in Bath is in great demand and it is usually not possible for us to find you other accommodation if you are dissatisfied with the allocated room. 

By asking us to find accommodation on your behalf, you are agreeing to enter into a legally binding tenancy agreement with the landlord once this has been signed. While tenants may have the right to give notice in line with current legislation, tenancy agreements are typically joint and several. This means that all tenants share responsibility for rent, and any changes to occupancy may have implications for all housemates. Norland is not usually able to arrange alternative accommodation once a tenancy agreement has been agreed.

You are, of course, free to seek your own accommodation if you wish. However, once you have signed the contract, you will be entering into a legally binding agreement with the landlord and will be responsible for the rent in line with its terms.

Frequently asked questions about accommodation

We will send you information about your accommodation options and an accommodation form to complete by email when we send you your offer of a place to study at Norland.

You will sign the tenancy agreement after results day, dealing directly with the landlord.

You may reject the accommodation at any point up to the day you sign the tenancy agreement, but we will not be able to find you alternative accommodation.  

Allocations are subject to you successfully joining Norland. Unsuccessful applicants won’t be able to live in our accommodation and their room offer will be withdrawn.

Norland has a selection of properties secured for first-year students. These properties vary in size and the type of accommodation. Prices can vary depending on the landlord, location and the type of accommodation, as with any property. When securing accommodation Norland agrees a ‘price bracket’ so that the disparity in rent isn’t too great. This does mean that some students will end up with larger rooms that aren’t much different in price to some smaller ones, however, we have found this to be the fairest solution. Rooms are allocated at random.

We have student properties secured all over Bath. Some properties will be walking distance to the college, some may require the student to travel by bus. All properties are close to a bus stop. Students spend around 35% of their time in placements, therefore, if your house isn’t close to college, it may well be close to one of your placements.

You will be given the opportunity to make requests on your accommodation request form, however, although Norland will make every effort to meet requests, these are not guaranteed.

If you are placed in a student flat or house, some kitchen utensils will be provided. You will be sent a full list of what is included in your accommodation when it has been allocated.

No kitchen utensils, cookware or crockery are provided in the student apartment block, so students should bring their own.

Some properties have parking, some do not. Norland discourages students from bringing cars with them, as parking in Bath is limited and there is no parking available for students on campus. There is no parking available at student apartment block.

Students are informed about what accommodation they have been placed in and who they are living with, a few days after the A Level results have been announced.

When renting accommodation in the UK, it is very common for a landlord or agency to ask you for a guarantor. A guarantor is someone who will guarantee to pay your rent, should you fail to do so. Normally a guarantor would be a relative or close friend of the tenant, but they do not have to be. Most of our properties do require a UK guarantor, if you do not have one, please email the admissions team and they can tell you about your alternative options.

For all the accommodation that we secure for our first-year students, you will be required to pay a deposit. The deposit is usually the cost of one month’s rent; however, this can sometimes be more.

Depending on when the term starts, the move-in dates are typically one week before your first day at Norland, usually the first week of September. Your move-in date may be variable depending on which accommodation that you have been allocated. When you are allocated accommodation, the Accommodation Officer will confirm the start date for your contract.

For our student flats and houses, the rental amount does not include bills or damage deposits that a landlord/agent may charge. Some landlords may give you the option to pay a set amount to include utility bills, but this will be an agreement with you and the landlord.

For our student apartment accommodation block, the rental amount does not include bills, damage deposits or any check out/cleaning fees.

All first-year properties will have Wi-Fi available. However, for our student flats and houses Wi-Fi is not typically included in your rent, you will need to pay for this additionally.

For our accommodation in the student apartment block, Wi-Fi is included in the rental price.

The contracts used by the landlords/letting agents in our student flats and houses are, usually, ‘Joint and Several’ contracts, which is common practice for student flats/houses in Bath. The landlord/letting agent will require all tenants (students) to sign a contract individually and then to all sign the same one, at the point of moving in.

Your tenancy is a legal contract with the landlord. While you may be able to leave by giving notice in line with your agreement and current legislation, doing so can be more complex in shared (joint) tenancies and may have implications for your housemates.
If you are finding things difficult, we encourage you to first try to resolve any issues by:

  • having an open conversation with your housemates to discuss any concerns
  • speaking to our support team for advice or mediation.

If these steps do not help and you are considering moving out, it is important to be aware of the following:

  • Tenancy agreements are often joint and several, meaning that all tenants share responsibility for the rent.
  • If one person leaves, the remaining tenants may still be responsible for covering the full rent.
  • Some landlords may allow changes to the tenancy, such as replacing a tenant, but this is not guaranteed.
  • Any replacement tenant would usually need approval from the landlord and agreement from your housemates.
  • There may be fees associated with making changes to the tenancy agreement.

If you are thinking about leaving, it is important to speak to your landlord and the Accommodation Officer at Norland as early as possible to understand your options.

Norland only secures accommodation for first-year students. In your second and third year, you will be required to source your own accommodation. If you need help or support with this, we have an Accommodation Officer who can advise you.
